Flat and low-slope roofs are common on commercial buildings, rear additions, garages and porches throughout Long Island. Unlike pitched roofs, they rely on a continuous waterproof membrane and careful drainage rather than gravity alone. John Expert Roofer repairs, maintains and replaces flat roofs for both homes and businesses.
For larger properties, our commercial roofing page explains how we handle multi-unit and storefront roofs.

Flat Roof Systems
Common low-slope systems include:
- Single-ply membranes such as TPO and EPDM
- Modified bitumen roofing
- Fluid-applied and reflective roof coatings
- Tapered insulation to improve drainage
Drainage Is Everything
Water that sits on a flat roof for days, called ponding, stresses seams and speeds up wear. We look at how water moves across the roof, whether drains and scuppers are clear, and whether low spots need to be corrected. Fixing drainage often prevents future leaks better than any patch.
Repairs, Coatings and Replacement
Many flat roof issues are localized: a split seam, a punctured membrane, failed flashing around a curb. These can be repaired. Where the membrane is aging but still intact, a coating may extend its service life. When the system is saturated or failing broadly, replacement is the right call. We explain which option fits after inspecting.
Business owners can learn more in our guide to flat roof maintenance for commercial buildings.
Where Flat Meets Pitched
Homes often have a flat section meeting a shingle roof or a wall. These transitions need membrane flashing turned up behind the shingle roofing or siding. Poor detailing here is a frequent source of interior leaks, which we address through our roof leak repair service.
